Introduction

An individual hired by a home inspection company to perform inspections of residences is known as a Home Inspector.

A Home Inspection is an assessment of a dwelling's condition primarily carried out via non-invasive examination of features and components of the dwelling that are easily accessible.

If you do not need a license, there is no need to proceed further.

License Application Procedure

You will need to furnish the following:

  • A duly completed application form A police information check or criminal record check Proof of education Proof of association or employment with a licensed home inspection business.

Your Obligations

As a license holder, you must instantaneously inform Service Alberta and Red Tape Reduction in writing within 15 days if you cease your activities for which you were issued with the license.

It is your accountability to ensure that your license remains active as long as you are continuing to do business. After receiving your license, note the date of expiry and make sure to renew the license before it expires.

Licensees must be proficient in producing proof of their Home Inspector license and the corresponding Home Inspection Business license upon request. You can provide a copy of the license or other proof that the business is properly licensed, such as an online link to the Find a Licensed Business search tool.

Compliance

Applicants, directors, officers, and partners are obliged to read the Consumer Protection Act and associated regulations concerning this license and understand that certain parts are of significance, including but not limited to, the sections mentioned below.

Evidence of Education

There are two options for documenting education.

Choice 1

Obtain a degree, diploma, or certificate in the field of home inspection from an officially recognized educational institution. Additionally, you must have successfully completed a test inspection of a living space overseen by either an approved educational institution or a licensed home inspector who holds the Certified Master Inspector (CMI) or Registered Home Inspector (RHI) designation.

The degree, diploma, or certificate in home inspection may include:

  • -A Comprehensive Home Inspection Certificate from the Professional Home Inspection Institute (PHII)
  • -An Alberta Home Inspector Pre-Licensure Course from the National Institute of Building Inspectors (NIBI)
  • -A Carson Dunlop Certificate from a licensed Carson Dunlop training provider such as Academy of Learning, Algonquin College, Ashton College, Bow Valley College, Carson Dunlop College, Northern Alberta Institute of Technology (NAIT), Medicine Hat College, SAIT Polytechnic, or Canadian Residential Inspection Services Ltd.
  • -A Certified AmeriSpec Inspector certificate from Amerispec Academy
  • -A Certified Canadian Home Inspector certificate from AlbertaACHI (International Association of Certified Home Inspector of Canada)

-A Certified Home Inspector Certificate from InterNACHI (International Association of Certified Home Inspectors), Inspection Time Training Career College (formerly known as Certified Home Inspector Pre-Licensing Training, Proctored Exams #1 and #2 from Inspection Time Inc.) or Canadian Residential Inspection Services Ltd.

-A Certified Home Inspector Pre-Licensing Training, Proctored Exams #1 and #2, and Supervised Test Inspection certificate from Inspection Time Training Career College

-A Global Property Inspections Training Course (120 hours) and Ride Along Training (80 hours) certificate from National Property Inspections, Inc.

-A Home Inspection Master Course (120 hours) certificate from The American Home Inspectors Training Institute, Ltd.

-A Home Inspection Training Course certificate from Saltus Professional College or Inspect4uInc.

-A Home Inspection Training Program Certificate from Pillar To Post Home Inspections or the Canadian Institute of Home Inspectors (CIHI)

-An ISS - Home Inspector Training program certificate from Inspection Support Services Inc.

-A Residential Home Inspection Certificate from Inspect4uInc.

Please note that coursework from the Carson Dunlop certificate program previously offered by NorQuest College will also be accepted. Additional degrees, diplomas, or certificates may also be considered for approval if submitted with your application or sent directly to the director at the address provided on the application.

Choice 2

Obtain an approved home inspection designation or license from an officially recognized industry association or regulatory body.

An approved home inspection designation may include:

  • -A Certified Master Inspector (CMI) designation granted by the Master Inspector Certification Boards, Inc.
  • -An Associate Home Inspector designation granted by the Alberta Professional Home Inspectors Society (APHIS)
  • -A National Certificate Holder designation granted by the Canadian Association of Home and Property Inspectors (CAHPI)
  • -A National Home Inspector (NHI) designation granted by the National Home Inspector Certification Council (NHICC)
  • -A Certified Master Home Inspector (CMHI) designation granted by the Canadian National Association of Certified Home Inspectors (CanNACHI)
  • It should be noted that the following designations are no longer offered, but previously issued designations from approved industry associations or regulatory bodies will be accepted for Home Inspector licensure purposes:
  • -A Registered Home Inspector (RHI) designation granted by CAHPI (Alberta)
  • -An Associate Inspector designation granted by CAHPI (Alberta)
  • Additionally, a Home Inspector license from an approved regulatory body such as Consumer Protection BC will satisfy this requirement.
